How we work
How A Renovation Project Runs
From first call to handover, with the decisions that actually change your price made before anybody starts cutting.
Brief
You tell us the space, what is wrong with it, and what you want instead. Photos help; drawings help more. If you are buying the property, tell us that too — a house being renovated before you move in has a different programme to a room in a home you live in.
We will ask which of these matter most: how long it takes, what it costs, or how much disruption you can tolerate. All three are legitimate and they produce different programmes.
Site assessment
We visit, measure, and look at what is behind the finishes. Existing plaster, floor build-ups, ventilation and the condition of pipework are what decide the price — the surface is what you see, not what we quote from.
If the scope is clear from photos and drawings, we will say so rather than book a visit you do not need.
Written scope and quote
One document: what is included, what is excluded, the materials list, the price broken into labour and materials, and the programme. Change it as often as you need before work starts — that is the point of quoting in writing.
Quotations are based on the scope of work, the materials and the project requirements, which is why we ask about all three before giving a number.
Scheduled work
One programme for the whole scope, sequenced so wet trades finish before plastering and plastering before decoration. We agree access, protection and dust control at this stage.
If something on site changes the programme, you hear it early with the options and what each one does to cost and time. We do not absorb a change quietly and present it in the final invoice.
Handover
Walk-through against the scope line by line. Outstanding items go on a written snag list with dates. You get the materials and finishes schedule for what we touched.
What Changes The Price
Condition behind the finish
Floor build-ups, rotted timbers and tired pipework sit behind a surface that looks acceptable.
Materials
Specification drives cost more than area. We quote the size you need, not a generous allowance you will not use.
Access and working hours
A room with no external access, or restricted working hours, changes the programme and occasionally the method.

Tell us the room and the work. We will come back with what it involves and what we need to price it.
